Liquid applied roof systems are a fantastic option for low-slope roofs (flat roof) with a suitable substrate. The previous generations of elastomeric coating had the severe drawback of needing to be reapplied every few years and quickly breaking down under ponding water. This was particularly challenging in Central Florida where the storm season last at least half the year.
Our preferred material supplier for liquid roof coating products is American Weatherstar based out of Irvington, AL. These advanced liquid coatings, with different formulas and processes for modified bitumen, TPO and metal roofs, now have 10, 12 or 15 year “No Dollar Limit” (“NDL”) warranties from the manufacturer. These high quality systems do not emulsify in ponding water, are hydrophobic and UV resistant.
Beyond many products to choose from, the installation process is equally as important. It is always important to clean, prep & prime before applying any liquid coating Roof System. The existing roofing system, drip edge and adjacent parts must be serviced and checked for proper adhesion to the roofing substrate or the coating process will still not be an effective solution to keeping water out of your home. We typically caution clients to avoid single part systems or systems applied by unlicensed contractors who will not understand the surface preparation aspects of the project.
